House Foundations in South Africa

Get the best quote
Leaderr approved House Foundations - contractors pouring concrete from a pump hose into a reinforced raft foundation with steel mesh and timber edge formwork on a South African residential site

House Foundations carry the walls and floors of a home down to firm ground. Depending on the soil and design, that means strip footings, pad footings, a raft slab or piles. Send one request and independent foundation contractors reply with availability and prices.

What the Work Includes

  • Setting out. Marking the building lines and levels.
  • Excavation. Digging trenches or bases to the required depth.
  • Footings. Reinforced or mass concrete strip and pad footings.
  • Foundation walls. Brickwork up to floor level and backfilling.
  • Surface bed. Compacted fill, DPM, mesh and the ground floor slab.
  • Inspections. Municipal and engineer inspections before concrete.

Suitable Projects

New houses, extensions, cottages, garages and boundary walls. Small extensions on good ground often use strip footings, while problem soils often need a raft.

Available Systems

  • Strip footings. Continuous concrete strips under load-bearing walls, with a surface bed.
  • Pad footings. Isolated bases under columns or piers.
  • Raft foundation. One reinforced slab with ground beams. See Raft Foundations.
  • Piled foundations. Piles to deeper firm ground, for very poor soils.

How the System Is Chosen

The foundation type comes from the soil conditions, the building loads and the approved plans. On many sites a registered engineer specifies it.

Project Process

  1. Plans and soil. Approved plans and, where needed, a soil report.
  2. Quote. Contractors price from plans and a site visit.
  3. Set out and excavate. Lines, levels and trenches.
  4. Inspect. Trenches and steel inspected before the pour.
  5. Concrete and walls. Footings, foundation brickwork and backfill.
  6. Surface bed. Floor slab poured, ready for the superstructure.

What Affects Cost and Timelines

  • Foundation type. Rafts and piles cost more than strip footings on good ground.
  • Trench depth. Deeper footings need more digging and concrete.
  • Rock or water. Hard rock and groundwater slow excavation.
  • Slope. Stepped footings and fill add cost.
  • Access. Tight sites need hand digging or small machines.

What to Send for an Accurate Quote

  • Your name, email and phone or WhatsApp number.
  • Your town or suburb.
  • The service you need.
  • The approximate size, such as floor area in m² or wall length and height.
  • A short project description and your preferred start date.
  • Whether you have approved plans, engineer's drawings or a soil report.

Plans, drawings and photos can be shared with the contractor you choose once you are in contact.

House Foundations FAQs

What foundation does my house need?

It depends on the soil and the design. A soil report and the engineer or plans set the foundation type.

How much do house foundations cost?

Strip footings with a surface bed often come to R650 to R1,200 per m² of floor area, and a raft R850 to R1,600 per m², excluding VAT.

Do foundations need an inspection?

Yes. Municipal inspectors and, where appointed, the engineer inspect before concrete is poured.

Can foundations be built in winter?

Yes, but rain can flood trenches and delay pours. Contractors plan around the weather.

Is foundation work registered with the NHBRC?

New homes must be enrolled with the NHBRC before construction starts. Ask your builder for their registration.
